BEEF & HAY PRODUCTION FACTORY"Tryalion" is an outstanding lucerne production and cattle fattening factory situated in the highly productive Bylong Valley. Located at 6280 Bylong Valley Way, 14km's south of the village of Bylong. It is 90km's east of the thriving tourist destination of Mudgee, 40km's north of Rylstone, approximately 280km's north-west of Sydney and 220km's west of Newcastle.

Soil Types & Areas
"Tryalion" consists principally of just under 600 acres of rich red and black alluvial flats. This rises in the east to a plateau of approximately 200 acres of red basalt soils. The flats and the plateau are all cleared, leaving ample shade and shelter timber on the slope leading up to the plateau. It is estimated that 800 acres of the property can be farmed.
The boundary fencing is all either hinged joint or netting, while internal fences are either five or six barb. It has been sub-divided into 17 main paddocks.
There is currently approximately 140 acres sown to established lucerne, approximately 270 acres sown to wheat of which approximately 120 acres is undersown to Lucerne and approximately 40 acres sown to oats. There's additional farmed and ready for sowing. It is estimated that 800 acres is available for farming.
The property comes with a 368 megalitre irrigation license from seven registered wells.
The main irrigation system is a 30hp starline electric pump on a well that supplies a 55,000 gallon galvanised ballast tank that then pumps via a Southern Cross pump to the four span centre pivot. This waters 44 acres, however it currently needs repairs to its electrical system to be brought back into service.
This system also supplies underground mains, as does another well at the southern end of the property, equipped with a 1.1kw Davey pump. In total there are irrigation mains laid out to 200 acres.
Stock water is also provided to concrete troughs in all paddocks via the wells. There is a solar pump on a well that pumps to a large cement tank at the front of the property that supplies all the troughs on the flats. It also pumps to a concrete tank halfway up the hill where another staging pump takes the water to 2 poly tanks on the plateau which supply all the troughs at the top. In addition to that, there are 9 dams.
Also included is a 20hp Ruston 3L2 pump on a sled which can be positioned at any of the un-equipped wells.
There is an un-renovated five bedroom cement block house with an iron roof. It includes two living areas, both electric and AGA stoves and there is a slow combustion heater. It would benefit from some work.
There is ample shedding on the property, including a steel-framed cement floor machinery shed (30m x 12m and 5.2m high at the lowest point). There is also a large timber framed stable block now being used as a machinery shed, two hay sheds, a besser block stable block and numerous sundry shedding.
There is also storage for 250 tonnes of grain. Livestock handling is facilitated by a steel set of cattle yards that will comfortably work 100 head.
Under current use it is estimated the property will run 200 breeding cows and produce 50,000 small square bales of lucerne hay per annum. The livestock capacity could be increased significantly by using some of the lucerne hay producing country for cattle fattening.
